Eanes ISD Under $1 Million, Really!

Living in the #1 school district in Texas doesn’t come cheap.  There’s no real way around that.  It can still work out to a great deal if education is your top priority.  Property taxes are between roughly 1.8% & 2.5% depending on which jurisdictions a Westlake-area property falls into, but those property taxes are less than a year of private school for a single child for most properties.  Have multiple children who need the best education?  Ouch.  Then factor in the amazing location.  You’re 10-20 minutes from downtown surrounded by gorgeous preserves.  The hills tend to not lend themselves well to flat yards, but dirt can be moved from an extent and you do get gorgeous views and great breezes –– which we all know you need for a Texas summer.

You might need to give up a bit of square footage to live in Eanes ISD for under $1M, but the downsizing trend has a strong hold in clean, classic home decorating.  It’s totally do-able, especially with all of the new great facilities in Westlake like the Westlake Athletic & Community Center by Westlake High School and the amazing new playgrounds at the elementary schools.  You won’t have to give up as much space as you would for a Tarrytown bungalow, and who really needs to be central with Westlakes hot spots like Taco Deli, Maudie’s Milagro, The County Line, and Midway Food Park.  There’s even more on the way in both athletic centers and great dining.  In Westlake, we’re close but not bombarded by big big shopping when the need strikes.  The Hill Country Galleria, Sunset Valley, and the Arboretum are all a short drive along meandering tree-lined highways.  Not to mention Barton Creek Mall right in the community.

When it comes down to it, you’ve really talked yourself out of Eanes based on price, right?  Well here are some great options.  There are currently 53 residential listings in MLS for Eanes ISD (as of April 4, 2017).  That’s not counting coming-soon & private listings.  I’d love to take you around my neck-of-the-woods even if it’s just to see what’s out there.  You might be surprised what you can find, especially if you’re willing to let me help you with a fixer-upper through my family’s 36 year-old local custom home & remodeling business.
